CCLP
The same workspace I run on every deal.

The deal evaluation that takes twenty hours by hand, in minutes, with the underwriting pre-filled.

You give it a property. Agent Studio returns the unified property intelligence. What the zoning lets you do, what the rents look like by the room, where the demand actually is, who fits the house, what's worth pausing on. It pre-fills the underwriting with the assumptions the data supports. Where something's uncertain, you assign a deeper agent. The workspace remembers what was checked, what changed, and what the next move is.

The workflow

You enter a property address. Agent Studio returns the unified read.

What the zoning lets you do, what rents look like by the room, where the demand actually is, who fits the house, what's worth pausing on. One read, not three separate runs you'd stitch together yourself.

That intelligence pre-fills the underwriting calculator with the assumptions the data supports. Purchase price, rehab, room count, room rent, occupancy, financing. You edit them as you learn more about the deal. Strategy comparison side by side. The math you'd do by hand, done with the data the workspace already pulled back.

Where something's uncertain, you assign a deeper agent. A deep zoning run where the basic check returned ambiguous. Rental comps in a specific submarket where the broad data isn't tight enough. Insurance and risk research. Offer strategy with a particular seller. Each agent does one job at depth, and the result lands back in the deal's record.

The workspace remembers. Every property is its own deal record. What was checked, what sources were used, what assumptions changed, what the agents returned. Come back next week and you pick up where you left off, with the trail of what was decided and why.

The deal evaluation that takes twenty hours by hand on a single property, and stays scattered across eight tabs and a folder of PDFs, done in minutes, in one place, kept.
What's inside

Four parts. The structure underneath what you just read.

Part 01Property Intelligence.Unified read

The unified read. Zoning, market, CMA, room-rent comps, target-renter fit, risk flags, all of it from one input. What I'd pull back on a property if I were doing it by hand, returned in minutes instead of hours.

Replaces the half-day of phone calls to the planning office, the spreadsheet of single-family rent comps, the PadSplit-vs-SpareRoom triangulation that most operators never finish.

Part 02Underwriting.Pre-filled, editable

The intelligence pre-fills the calculator with the assumptions the data supports. You edit them as you learn. The calculator isn't a static spreadsheet. It's where the property's economics live, updated as the deal facts change.

Strategy comparison side by side: long-term rental, midterm, coliving, conversion path. The math you'd do by hand, done with the data already loaded.

Part 03Deeper Agents. One job, at depth

Where the initial read leaves something uncertain, you assign one of the deeper agents to do the deeper work. Zoning deep research. Rental comps in a specific submarket. Insurance and risk. Offer strategy with a particular seller. Exit strategy.

Each agent is one job, done at depth, with the result coming back into the deal record.

Part 04Deal Memory.Every property, kept

The workspace remembers. Every property is its own deal record. The intelligence that came back, the assumptions in the underwriting, what you edited, what agents you assigned, what they returned, what changed, what's still uncertain.

When you come back to a property a week or a month later, you don't start over. You pick up where you left off, with the trail of what was decided and why.

The work in three workflows

Where the visitor sees themselves. Three workflows.

The acquirer's workflow.
You're considering a property. Before you write the offer, you run it through Agent Studio. The intelligence tells you whether the bedroom count you're underwriting is legally permitted, what the rent-by-the-room baseline actually looks like, where the demand sits in the local market. The underwriting is pre-filled with the data's assumptions. You edit the rehab estimate based on what the property visit told you, the room count based on the floor plan you're actually working with, and the workspace recalculates. Where the zoning came back ambiguous, you assign the deep zoning agent. Where you want a tighter rent comp than the broad market read, you assign the rental comps agent for the specific submarket. Three minutes for the initial read. The deeper work happens in parallel.
The portfolio operator's workflow.
You're running multiple properties and looking at the next one. The workspace remembers each property you've already evaluated. The underwriting you set, the assumptions you edited, what you decided and why. You compare the new candidate against your existing portfolio side by side. Where one property's operating numbers told you something the other should learn from, the deal memory makes that connection visible. You don't lose context between properties. The work compounds.
The partner reviewing a deal someone else brought.
A deal package lands in your inbox. The underwriting projects $36,000 a year in net cash flow. You want to validate the assumptions before you commit. You run the property through Agent Studio. Are the rent comps the package used in line with what the workspace pulls? Does the zoning support the configuration the underwriting depends on? What does the deeper risk agent surface that the package didn't? You get an independent read in minutes, not a week of digging.
In all three workflows, the value isn't replacing operator judgment. The value is doing the diligence at the speed and depth that makes evaluating multiple deals, and updating those deals as facts change, actually realistic.
Access

Agent Studio comes with the partnerships.

Done-With-You

Agent Studio Full bundle, Year-1 included with the partnership. The workspace I run alongside you on the deal we're working on together.

PM Partner Program

Agent Studio Full bundle, Year-1 included with the program. The same workspace you'll run on every property the network places you on.

See the PM Partner Program

Property Owner partnership

Indirect access via the matched operator who runs Agent Studio on the property. The workspace produces the read on your property. Your operator works from it.

The honest answers

Questions you may have.

How long does the property intelligence read take?

Minutes. The workspace pulls the data, runs the analysis, and returns the unified read on the property in the time it takes to refill your coffee.

What if the data is wrong on a specific property?

Property data quality varies by jurisdiction. The workspace flags confidence on each component. Where the data is strong, and where it required deeper inference. When you need the deeper depth, you assign one of the deeper agents to do the targeted research and the result lands back in the deal record.

Can I edit the underwriting assumptions the data pre-filled?

Yes. The calculator is editable everywhere. The pre-fill is a starting point, not a constraint. As you learn more about the deal (actual rehab quote, specific room rent you've seen on a comp, financing terms you've actually been quoted) you edit and the workspace recalculates.

Do I need to install anything?

No. Agent Studio is a web app. You log in and go. The agents run in the cloud. Your laptop is just where you read the results.

Can I run a property I don't own yet?

Yes. That's exactly the point. Most partners use Agent Studio during deal evaluation, before they've made an offer. Paste any address, get the read, decide whether to pursue the property based on what comes back.

Can I use Agent Studio outside of CCLP partnerships?

Agent Studio comes with the partnerships in the current rollout. The way to use it is to step into the partnership that fits your situation. Done-With-You if you have capital and want me hands-on, the PM Partner Program if you want to operate professionally with the network feeding you properties, the Property Owner partnership if you have a property and want a matched operator running it.
