Thirty to forty-five minutes on Zoom. You walk us through the property. What you have, where it is, what you've already tried, what you're trying to get to. We walk you through how the matchmaking would work on this specific property, what the operator pool looks like in your geography, what kind of timeline is realistic.

If the discovery call surfaces fit, the next step is a walkthrough on the property, virtual via video tour or in person depending on geography and timing. We're looking at the same things the operator would look at: floor plan, common space, the room configuration, the condition.
We run the property against our coliving rent-by-the-room dataset. The same dataset our matched operators use. You get a read on what the property realistically produces under the operating method, what the room rents support in the local market, where the cash flow lands.
If the walkthrough and underwriting confirm the property is a good candidate, we match you with a trained operator from our network in your geography. The operator brings the operating method, the toolkit, the screening discipline that produces two-year resident stays.
You and the matched operator agree the operating relationship. Terms, scope, communication cadence. CCLP stays in the relationship at the level your operator needs us, and our share comes from the property's cash flow once the operator is producing.

Our share is paid out of the property's cash flow once the matched operator is producing. It comes via the operator's relationship with the property, not as a separate fee from you. The same alignment principle that runs through every CCLP partnership runs through this one too: we only get paid when you get paid.
Operating costs are normal property costs. What you'd pay for a typical PM relationship (the management fee, the leasing fees on the operator's side, the maintenance the property normally needs) is what the property pays. CCLP's share is a structured piece of what the operator earns on the property, not an additional fee on top.

We walk you through how the matchmaking would work on this specific property, what the operator pool looks like in your geography, what's realistic for timeline.
Outcomes. Either we both agree the matchmaking is the right next step and we move to the walkthrough, or we agree it isn't, because the property doesn't fit coliving cleanly, because the geography isn't where we have an operator yet, because the timing isn't right. No pressure either way.

What if my property isn't fully coliving-ready yet?
That's a normal starting point. The walkthrough and underwriting review surface what the property would need to be coliving-ready (bedroom configuration, common space, finishes) and what the realistic numbers look like once it is. If the conversion scope is reasonable, we'd then talk through the operator match. If the property doesn't have a path to coliving-viable, we'd say so honestly.
What's your share of the cash flow?
The exact share is partnership-terms detail and varies based on the property, the market, and the operator. The discovery call surfaces what the realistic structure would look like for your specific property. The structure is always: our share comes from the property's cash flow only, never as a separate fee from you.
What if I already have a PM I'm working with?
Bring it up on the discovery call. Sometimes the right move is to leave the existing PM in place. Sometimes the right move is to transition. Sometimes the right move is to keep the existing PM and add CCLP's operating method and toolkit alongside. Depends on the situation.
What if I want my matched operator to also help me find more properties?
The operators we match you with are PM Partners, focused on running the resident side. If you want help on the acquisition side too, that's a different door. The Done-With-You partnership is where I work hands-on with operators on specific deals.
How long does the matchmaking take?
From discovery call to matched operator, typically two to six weeks depending on geography and the operator pool capacity. Some markets we have multiple operators ready. Some markets we're building the operator presence and the match takes longer. The discovery call gives you a realistic read for your specific geography.
What if the matched operator and I don't work well together?
The partnership terms include a transition window. If the operating relationship isn't working in the first months, we'd talk through whether a different operator from the network is the right match, or whether the property's situation needs a different approach entirely. CCLP's incentive is for the property to cash flow. We don't earn until it does, so we're motivated to fix a bad match quickly, not to hide it.
Do you operate properties yourself?
I personally run coliving properties. That's where the operating method comes from and where the numbers above come from. The properties our matched operators run are operated by them, not by me. The Property Owner partnership is the matchmaking layer that connects properties to trained operators.
